  • Diamond grinding of the concrete with dust extraction.
  • A moisture check and assessment of the slab.
  • An included repair allowance of 50 linear feet of crack fill and 15 sq ft of patching.

What can change the final price?

Repairs and removal

Heavy cracking, damaged concrete, extra patching, old coating or adhesive removal, and moving joints can require work beyond the standard allowance. We identify the repair scope instead of assuming every slab is ready to coat.

Moisture and site conditions

A slab may need moisture mitigation or a different system. Stem walls, stairs, integral cove, access and travel can also change the work. Any additions are listed separately on the written quote.

Garage size is not the same as coated floor area. We measure the actual surface and discuss which edges, walls and steps you want included.

Epoxy, polyaspartic, metallic or polished concrete?

Epoxy and polyaspartic can be parts of the same coating system. Our standard residential flake floor uses an epoxy base and a polyaspartic topcoat. Metallic epoxy creates a hand-worked decorative finish and uses the topcoat specified for that system.

Polished concrete works the concrete itself through successive grinding and polishing steps. Grind and seal uses a coating over prepared concrete. They have different looks, preparation requirements and maintenance needs. We assess your slab and how you plan to use the space before recommending a finish.

A finish sample helps you choose a color. It does not establish adhesion, moisture suitability or slip resistance for every use. Tell us about water, vehicle traffic, chemicals and cleaning so we can discuss the appropriate system and texture.

How long will the garage be out of use?

A typical flake garage takes two days on site. Our standard metallic system typically takes four days on site. Installation time and cure time are separate. The coating products, slab and temperature determine when you can walk, move items back or park. Your job gets a confirmed schedule and written use times.

How should I compare quotes?

Compare the measured area, preparation method, crack and patch allowance, moisture scope, base and topcoat products, edges or stairs, cure instructions and warranty. Ask whether the quoted system includes the finish you selected and which repairs cost extra.
