Flake garage floors built for Ohio winters

Road salt, hot tires, dropped tools. A full-broadcast flake floor with a polyaspartic topcoat shrugs them off, and the diamond-ground prep underneath is why it stays down.

What it costs

Flake floors with a polyaspartic topcoat run $5 to $8+ per square foot, so a typical 2-car garage (400 to 600 sq ft) lands between about $2,000 and $4,800 depending on the condition of the slab. That price includes grinding, crack repair, a moisture check and commercial-grade materials, because a floor that peels in two winters is not a bargain. Heavy repair, moisture mitigation, stem walls and stairs are priced separately and shown on the quote. We measure, then you get a written number within 48 hours.

How it works

1. Free on-site estimate. We measure, check the slab for moisture and cracks, and you pick colors from real samples in your own garage. Written quote within 48 hours.

2. Prep. Diamond grinding, crack and joint repair, vacuum clean. Prep is most of the work and all of the longevity.

3. Install. Primer, base coat, flake broadcast, polyaspartic topcoat. Most flake garages are one to two days on site, and you park on it a couple of days later.

4. Cure and park. Walk on it in hours, park on it in a couple of days. We leave care instructions and Walt’s cell number.

Questions people ask

Will it peel like the kit I saw at the hardware store? No. Box kits are thin water-based epoxy over acid-etched concrete, which is why hot tires lift them. We grind the slab open, use a 100 percent solids base coat, and top it with polyaspartic. That is a different floor.

Do you grind or acid etch? We grind. Every floor, our own equipment.

Is the polyaspartic topcoat included? Yes, on every flake floor. It is part of the price, not an add-on.

What about cracks and moisture? Cracks and joints are repaired before we coat, and every slab gets a moisture check. If the slab needs a vapor barrier primer, we tell you and price it on the quote.

How long until I can park on it? Walk on it in hours, park in about two days. We leave care instructions.

What does the warranty actually cover? Our 2-year workmanship warranty covers peeling, delamination and hot-tire pickup caused by our prep or install. The materials are National Polymers commercial systems with their own data sheets, which we send with the quote.

What if you are not around in ten years? We are an owner-operated Ohio company, not a franchise, and the owner’s name and cell number are on the quote. Our systems are manufactured by National Polymers, so the products behind your floor do not depend on us.
